Protective Covenants:
Sensible Deed restrictions!!

The Declaration of Covenants, Conditions and Restrictions (the “CCR’s”) provide for the
establishment of a Community Improvement Association (CIA) and an Architectual Review
Committee (ARC)

All improvements on any lot are subject to approval by the ARC.

Annual assessments are $350.00 per lot per year for operation of the CIA including grounds
maintenance, lake management and other obligations.

Lots may only be used for the following purposes under the following conditions:

Uses; single family residential uses only.

Sizes; dwellings must contain at least 3,000 square feet (Interior Lots)
or at least 3,500 square feet (Lakefront Lots) of living space.

Set backs; generally, 50 ft front set back line, and 10 ft side set back lines.

Garages; no front loading garages; must use side or rear loading or detached garages.
